In the past two years, Hellenic Properties, a real estate investment and development company with a focus on Greece, has executed property investments totaling €135 million, advancing its investment history to €200 million across 14 different projects. The firm, in collaboration with Vamare Investments Group, a Greek family office, is aiming to grow its portfolio to exceed €500 million in Gross Development Value (GDV) by the year 2030.

Hellenic Properties’ diverse portfolio encompasses hospitality, office, and residential properties located in prime areas throughout Greece. With an investment pipeline currently surpassing €130 million, the company is heavily invested in hospitality projects. To bolster its investment activities, Hellenic Properties has secured €66 million in debt financing from leading Greek banks. The firm has successfully exited five projects, achieving an average equity multiple of 2.15x, and plans to complete three more project exits by the end of 2026 as part of its strategy to reinvest capital and grow its portfolio further.

Looking ahead to 2026, Hellenic Properties anticipates generating approximately €4.1 million in net income from its leasing portfolio. The company also projects an impressive average project-level leveraged internal rate of return (IRR) of 22.9%. Expanding its hospitality investments, Hellenic Properties is set to acquire a third hospitality asset in mainland Greece, aligning with its vision to build a more substantial hospitality investment platform.

Hellenic Properties is strategizing for the period between 2027 and 2030 to shorten its average investment cycle to under 3.5 years. The company aims to diversify its base of family-office and institutional investors while leveraging technology-driven portfolio management to enhance operational efficiency. This strategy emphasizes disciplined risk management, sector diversification, strategic acquisitions, and efficient capital recycling to achieve its €500 million GDV target.
